Part of a major housing development for Kensington Developments at Lytham Quays, Lytham St Annes, the location was a brown-field site which was previously occupied by a large commercial bakery.
Mellor Architects worked closely with Kensington’s in-house team to develop a range of large luxury detached properties for this prestigious site, many with prominent positions overlooking the river Ribble estuary.
The client’s original intention had been to develop the site with a number of highly individual modern houses. Unfortunately this was rejected by the local planning authority and therefore a more traditional approach was devised for these properties.
Drawing on the template of the numerous Victorian villas with their coach houses in the town and surrounding Lytham area, each new property is sited at the end of its own private drive.
Smaller ‘coach-house’ properties were created at either side, thereby framing the view and creating a semi-private area with a sense of place.
